Im sorry to say but you will need that board.
What has most likely happened is that a resistor or capacitor on the board has gone bad or is not functionong to capacity.
What is happening when you hold the remotes closer to the unit is the signal that the board recieves is stronger and the weak componant is able to process the signal and send it on to the rest of the controll board and operate the unit.
One thing you should check for is a wire coming from the unit that may have been broken off or has a loose solder connection. This will be the antenna that receives the signal from the remotes. If the solder connection is bad or the antenna has been pulled from the board the range of the remotes will be drasticly reduced as is the case here. Check this first and if it is ok then the board will need to be replaced.
